# Eclipse accommodation prices and terms — 22 October 2026

This record supplements the [family guide](../) and preserves the basis for the 22 October update. Four adults and children aged six and eight were used in booking forms. All stays below are seven nights in 2027. No property was contacted, held or booked. Prices are observations and may change.

## New apartment offers

Both apartments are in Torre del Mar. Their public booking flows reached final price/payment summaries with the exact dates and all six guests. The totals below include €100 cleaning and €49 utilities. Meals are not included. No extra VAT line was added at checkout. Each apartment has a **separate €100 refundable security deposit due at arrival**. Paid optional extras were not selected.

At booking, the payment comprises 30% of rent plus the cleaning/utilities charges. The balance is the other 70% of rent. Spain had already passed midnight, so the engine displayed 23 October as the booking date while the observation date was 22 October Pacific.

**La Vega 14:** 90 m²; double, twin and trundle bedrooms; two bathrooms, one shower and one bath; AC throughout, lift, claimed access without stairs, parking and a shared summer pool. Pool operation depends on community dates and hours. The listing places it in the newer La Vega area, a few minutes on foot from beach and food. Access, walking route and unit-specific reviews remain unverified.

**Torre Plaza:** 88 m²; one double and two twin bedrooms; two bathrooms with baths; AC in the living room and all bedrooms; lift; central location by Iglesia de San Andrés. No pool is advertised. Step-free entrance, exact walking route and a reliable current unit review rating remain unestablished.

## Apartment cancellation conflict

For a 29 July arrival, the selected property page advertises free cancellation through **28 June 2027**. La Vega's detailed selected-rate policy specifies 0% of rent until that date, 30% from 29 June to arrival, and 100% of the prepayment for no-show. For arrivals on 30 and 31 July, the headline free-cancellation dates are 29 and 30 June. No cutoff hour/time zone was established, and refund treatment of prepaid cleaning/utilities is unclear.

The **general contract linked from checkout conflicts with that policy**. It lists 10% at 30 days before arrival, 50% from 29 to seven days, and 100% less than seven days before arrival. It also provides for equal-or-better accommodation substitution for specified unforeseen circumstances. Do not rely on an unconditional refund promise: get the applicable schedule and treatment of every prepaid charge clarified in writing before booking.

Check-in is shown as 16:00–17:00 with office key collection. The notes describe out-of-hours code-box collection after full prepayment. Optional in-apartment check-in is €10 and was not selected.

## Hotels

**Leonardo Fuengirola, 30 July–6 August:** a completed combined booking summary on 22 October showed **€7,281, VAT included**, breakfast in both rooms. Superior Room for two adults plus children 6/8: €4,078. Comfort Room for two adults: €3,203. Both were non-member Best Available Rates with free cancellation **before 27 July**. Payment timing, cutoff hour/time zone, exact beds, room proximity and bathroom assignment remain unverified. The latest first- and third-week searches did not complete comparable offers.

**Best Tritón, 29 July–5 August:** on 22 October the engine loaded two Double Room breakfast rates for the requested occupancies, but did not complete the combined selection. Member rates €3,569.74 + €2,379.81 give **€5,949.55 arithmetic**; non-member rates €3,984.83 + €2,656.53 give **€6,641.36 arithmetic**. The rate terms include 10% VAT. The same €5,949.55 member combination was successfully selected on **18 October**; that is the last complete combined offer, not fresh inventory confirmation.

Best's displayed cancellation deadline is **23 July at noon**, while its prose says five days before arrival. The deadline, time zone and penalty must be reconciled. The refundable rate describes payment in advance or at arrival and possible card validation. Member eligibility and specific room/bed/bathroom allocation remain open. No account was created.

**Mac Puerto Marina, all three target weeks:** on 22 October the official engine retained the correct dates, four adults, two children and two rooms, then returned an error and €0. That is not a no-availability result. The last complete offer remains **18 October**, **€5,737.48 including €521.59 tax**, two Double Rooms with breakfast for 29 July–5 August at a members' rate. It showed no payment that day and a 100% charge on **27 July**, with no refund after the cutoff. Cutoff hour/time zone, membership requirements, exact beds and bathroom allocation remain unverified.

**Protur, Iberostar and Marriott:** no valid fresh exact-party quote was obtained. Protur's failed request did not preserve occupancy; its generic calendar is not availability proof. Iberostar had access and date-form failures. Marriott's dynamic form did not complete the requested party and dates. The earlier Protur price remains explicitly dated 17 October. None of these failures establishes a sellout.

## Other apartment and location checks

- Puerto Alto 6469 lists six people and two bathrooms. Its live calendar marked 27–31 July and 1–10 August booked, excluding the tested weeks.
- Venalmar's public live-availability text includes 31 July–7 August, but the booking flow returned no final quote. The €2,257/week tariff plus €91.50 waiver for six (€2,348.50 arithmetic) is not an all-fee offer.
- Darya's current form did not overturn the earlier dated calendar exclusion. El Faro EST31 remains calculator-only. Kai Alde 19519 remained enquiry-only for 31 July–7 August; its €3,500 seasonal tariff and mentioned booking fee are not a complete quote.
- Duquesa Estates returned no three-bedroom offers for the three target weeks or 31 July–5 August. A control search for the same six people on 9–16 July returned 32 offers. This establishes that the engine can quote 2027, not that the eclipse-week area is sold out.

## Torre del Mar eclipse check

The coast is inside totality. A secondary coordinate calculation at 36.742, -4.0929 gives about **99 seconds**, 10:48:32–10:50:10 CEST, maximum 10:49:21, Sun altitude 39.7°. This is a town reference, not a final building or beach standing point. The IGN municipality-centre result for Vélez-Málaga is inland and must not be used as the coastal duration. The exact walking route and viewing position remain to check.
